    If you receive a notice of violation from the city for one of your properties, contact the tenant living there and send them a copy of the notice.

  3. Discuss Resolution and Timeline
    Discuss with your tenant what they need to do to resolve the violation and when it needs to be completed by.

    Let the tenant know that any fines or fees resulting from the violation not being resolved on time will be billed to them.

  4. Set a Due Date & Verify
    Set the due date for the resolution prior to the date on the notice so you can verify the work has been completed.

  5. Contract Out the Work
    If the tenant does not complete the resolution by the date agreed, hire someone to complete the work prior to the date on the notice.

    Bill the cost back to the tenant.

  6. Verify the Resolution
    Verify that the work has been completed and that the violation is resolved.

  7. Bill the Tenant
    If you are not able to get the tenant or a contractor to complete the resolution prior to the date on the notice the city will likely complete the work for you and bill you.

    Forward the bill to the tenant and arrange when and how they will pay you back.
