The First Meeting with your real estate agent is critically important for both you and your real estate agent to exchange important information about how the entire process of buying (or selling a home for that matter) should and will likely progress.

The First Meeting is the first step in the Buying Process Overview process.

The First Meeting with your real estate agent consists of the following steps with brief explanations of what is included in each step:

  1. Paperwork – Go over the paperwork that allows your real estate agent to represent you and your best interests and, in almost all cases, be paid by the seller. This outlines what responsibilities and obligations your real estate agent has to you and what your responsibilities and obligations are to your real estate agent.
  2. Professional Services Provided – During this stage you and your real estate agent will discuss what parts of the buying process your real estate agent is willing and able to provide to you. You should also discuss what parts of the process are performed by other professionals and who those other professionals are including referrals and recommendations.
  3. Your Real Estate Goals – This one of my favorite parts of these meetings. Your real estate agent and you should sit down and discuss what your goals are and formulate a practical, achievable plan for you to achieve those goals. This may include modeling your Nomad plan using the Real Estate Financial Planner™ software.
  4. Financing – During this stage you will discuss a financing plan with your real estate agent. You’ll usually also discuss which lenders you will be calling and what you hope to accomplish on those calls.
  5. Receive Property Lists – During this stage you and your real estate agent will discuss how you’ll receive property lists and what kinds of properties you want to appear on those lists.
  6. Analyze Deals – During this stage you and your real estate agent will discuss how to analyze a property to make sure that the properties you’re considering would make great Nomad rental properties once you move out.
  7. Write Offer – You won’t actually be writing an offer at this stage, but you will be discussing what goes into writing an offer so you know the very broad strokes of what is required and how it works.

IMPORTANT NOTE: This checklist is based on what I personally use with clients in Northern Colorado. Please rely on your local real estate agent for how it works in your local real estate market. This process will definitely vary in different States.
