I was explaining to a friend and client of mine the other day what I was doing with bring the idea of Nomad to the rest of the world. Somehow, between the conversations about each of our kids and siblings rivalries, our conversation turned to real estate investor clubs. The question that came up specifically was: aren’t there already real estate investor clubs in almost every city in the US?
And the answer, of course, is yes… there are investor clubs in just about every city already. In fact, in most cities there are several.
Even in the relatively small city I live in: Fort Collins, Colorado with a population of about 150,000 we have two large real estate investor clubs: NCREIG and ICOR each with hundreds of members.
So, why bother making another investor club let alone hundreds of chapters of the Nomad Investor Clubs across the country.
In a word: focus.
The chapters of the Nomad Investor Clubs focus on one thing and one thing only: nomads. We don’t teach fix and flip or subject to or wholesaling. We leave that to the other investor clubs.
Our primary focus is on teaching our sponsoring real estate agents, lenders and the Nomads themselves how to do Nomad.
We share information on topics like:
- Buying Nomad Houses
- Financing Nomad Houses
- Landlord and Property Management the Nomad way
- Analyzing Nomad Deals
- Cash on Cash Return
- Lease Option Exits
- Selling on Lease Option
- Asset Protection for Nomads
And we leave the following topics for the other investor clubs to cover:
- Selling Houses
- Fix and Flip
- Buying on Lease Option
- Creative Finance
