New Sponsor On-boarding Process

Welcome! The following describes the on-boarding process for new Real Estate Agent and Lender Sponsors.

Originally, I had planned for this to be my own internal checklist for what to do to bring a new Sponsor onboard, but it occurred to me that many Sponsors would like to see what I actually want new Real Estate Agents and Lenders that work with my Nomad clients to know. So, this has become a hybrid of things I should do when someone new comes onboard and also sharing what I'd recommend people working with my Nomad clients should know.

I will try to share with you the things that we are doing when you decide to become a Sponsor and some things you may want to do as a new Sponsor to get the most out of your sponsorship.

  • James: Upgrade Sponsor to “Co-Organizer” on Meetup. Email Sponsor from Meetup to let them know this change has been made.
  • James: Add custom title on meetup as “Real Estate Agent Sponsor” or “Lender Sponsor”.
  • James: Add tags in our CRM as “Nomad Sponsor”, “Market: City, ST” and delete tags for “Nomad Sponsor – Interested” and “Nomad Volunteer – Interested” if they exist.

Prior To Being Hired

  • Read and sign Confidentiality and Non-Disclosure Agreement
  • Take DISC profile and submit your results.

Immediately Upon Hiring

  • Tammy: setup in Gusto (payroll service)
  • Please read James Orr Real Estate Services LLC Office Policy Manual
  • Sign “ACKNOWLEDGEMENT OF RECEIPT AND UNDERSTANDING” for Office Policy Manual
  • Please read “Policy On Brokerage Relationships”
  • Managing Broker: Sign “ACKNOWLEDGEMENT OF RECEIPT AND UNDERSTANDING” for Office Policy Manual, give employee a copy and file copy in “Documents/James Orr Real Estate Services LLC/Office Manual”

Setup

  • Install Chrome
  • Add “Auto BCC for Gmail” for both CCing [email protected], [email protected] and BCCing your unique Highrise dropbox email address
  • Install “mailto” extension for Gmail
  • Email signature
  • Forward [email protected] to a new business email address (and [email protected])
  • Add as person to Basecamp 2 (our Checklist system)
  • Add photo to Basecamp 2
  • Allow to “can create new projects” on Basecamp 2
  • Add as person on “Make Offer” template in Basecamp
  • Add as person on “New Listing” template in Basecamp
  • Add as person on “Offer Received on Listing” template in Basecamp
  • Add as user to Highrise (our CRM)
  • Share “Buyers” in Dropbox
  • Pin “Buyers” to sidebar in Windows Explorer
  • Share “Sellers” in Dropbox
  • Pin “Sellers > Active” to sidebar in Windows Explorer
  • Share “Contract Forms and Brochures” in Dropbox
  • Pin “Contract Forms and Brochures” to sidebar in Windows Explorer
  • Install Office 365
  • Order new business cards
  • Voicemail message
  • DocuSign
  • Grant access to JamesOrr.com
  • Grant special access to JamesOrr.com/agents/
  • Sign up for IRES
  • Allow user to “mimic” me in IRES
  • Install Nitro PDF
  • Update voicemail message
  • Install Webroot anti-virus
  • Add to any existing Basecamp projects (as needed)

Proficiency – Writing Offers

Write offer using our checklist.

  • Write offer on SFH MLS #778896 for list price
  • Write offer using our checklist on SFH MLS #807354 for list price
  • Write offer on condo MLS #812643 for list price
  • Write offer using our checklist on SFH MLS #813010 for $5K over list price
  • Write offer on SFH MLS #813170 with FHA financing at list price
  • Write offer using our checklist on 8-plex MLS #801574 – no appraisal

Proficiency – Setting up Property Searches on IRES for Clients

  • Setup property search for James for all of Fort Collins
  • Setup property search for James for multi-family properties in Fort Collins and Loveland
  • Setup property search for James for all properties in Huntington Hills subdivision in Fort Collins
  • Setup property search for James for 3 or more bedrooms, 2 or more bathrooms in Loveland priced between $250K and $450K

Proficiency – Determining Value and Comparable Sales

Determine value and run comparable sales as if it was for a client. Email Tammy and James the email you might email a client describing what you did and your estimate of value.
