These are unprecedented times.

I originally built the Real Estate Financial Planner™ software for purely selfish reasons. I was caught with my pants down for the 2008 market crash and vowed to rebuild better and stronger than before.

Of course, I did not think I had my pants down prior to 2008. In fact, I thought I had adequate reserves and that my investments — including my real estate investments — were structured correctly and soundly.

I was wrong then in many, many ways, which I discuss from time-to-time in my real estate investing classes.

Part of my vow to rebuild better and stronger than before was to truly understand the complex, inter-connected risks of investing.

I am Excel spreadsheet geek. But I had Excel spreadsheets modeling my investments before 2008. And they really weren’t robust enough to model the types of situations I wanted to model.

So, eventually, I built the Real Estate Financial Planner™ software to be able to enter in my own investments and my entire investing strategy so I could stress test it.

By stress testing my own investments in real estate, stocks, bonds, cash, savings, and more — all at the same time — I have unprecedented insight into how my portfolio will perform in a wide range of what-ifs.

So, I feel very relaxed, comfortable, and prepared for COVID-19.

But many of you are not relaxed, comfortable, or adequately prepared for COVID-19.

Some of you are prepared and don’t know it. Some of you are woefully unprepared and don’t realize it.
