These are unprecedented times.
I originally built the Real Estate Financial Planner™ software for purely selfish reasons. I was caught with my pants down for the 2008 market crash and vowed to rebuild better and stronger than before.
Of course, I did not think I had my pants down prior to 2008. In fact, I thought I had adequate reserves and that my investments — including my real estate investments — were structured correctly and soundly.
I was wrong then in many, many ways, which I discuss from time-to-time in my real estate investing classes.
Part of my vow to rebuild better and stronger than before was to truly understand the complex, inter-connected risks of investing.
I am Excel spreadsheet geek. But I had Excel spreadsheets modeling my investments before 2008. And they really weren’t robust enough to model the types of situations I wanted to model.
So, eventually, I built the Real Estate Financial Planner™ software to be able to enter in my own investments and my entire investing strategy so I could stress test it.
By stress testing my own investments in real estate, stocks, bonds, cash, savings, and more — all at the same time — I have unprecedented insight into how my portfolio will perform in a wide range of what-ifs.
So, I feel very relaxed, comfortable, and prepared for COVID-19.
But many of you are not relaxed, comfortable, or adequately prepared for COVID-19.
Some of you are prepared and don’t know it. Some of you are woefully unprepared and don’t realize it.
During these unprecedented times, I’ve decided to share some of my life’s work (the Real Estate Financial Planner™ software) with the real estate investor community by offering to super-size the free accounts during the coronavirus crisis. The free account will return to its previous “sample size” eventually, but for now, they are here to help you.
I’ve made all the free accounts 10 times bigger:
- 10 Scenarios so you can easily compare different situations to each other.
- 20 Accounts so you can properly model all your cash flows and investments including cash, checking, stocks, bonds, LLCs, retirement accounts, and more.
- 20 Properties so you can enter in your existing properties and model your future investing plan to make sure you’re going to be OK with your plans to reach financial independence and/or retire.
- 20 Rules so you can model variables like stock market returns, home appreciation, rent appreciation, market corrections, and much, much more.
- 10 Goals, although you’re only likely to need two maximum in my opinion.
In addition to supersizing the free account, I plan to do some “public service” style webinars to walk people through how to enter their own investments, how to model what their strategy looks like, and how to better plan in light of the uncertainty.
Ideally, I’d like you to ultimately feel as comfortable in your investing strategy and situation as I do in mine.
I believe modeling your specific investments and strategy with the Real Estate Financial Planner™ software will help give you the clarity and peace of mind of knowing where you are. And, by knowing where you are and testing possible futures, you will be able to make the adjustments you need to with the help of your own professional advisors.
If I can help just a handful of people avoid the pain of foreclosure and bankruptcy that I personally experienced from our last scary time in 2008, I will feel very grateful.
